Why A Realtor is an Excellent Idea

Whether you are buying or selling your home for the first time or the fifth time, it pays to have someone on your side. Having a good real estate agent on hand can take a lot of weight off your shoulders in what can sometimes be a stressful situation. Here are some of the reasons why hiring a real estate agent is an excellent idea:

  • A good agent can help you navigate through the sometimes tricky process of buying and selling.
  • Without a real estate agent, hunting for a house and then buying it can end up being almost a part time job.
  • Real estate agents are bound by a strict of ethics from their governing trade association. They are obligated to put your needs first, and to make full disclosure to you when the property you want has problems.
  • A real estate agent can often price a home within minutes of entering it.
  • A real estate agent can usually spot problems you don’t, and recommend a home inspector who can give you a detailed report before you commit to buying the property.
  • A real estate agent will be aware of homes you don’t know about. Some sellers choose not to make their home widely advertised- only real estate agents know about homes like these.
  • There is a lot of paperwork involved in buying a home. A real estate agent knows the process inside out, so the possibility of missing something important goes way down.
  • If you are looking for something specific, ask your agent. Chances are they know where to find it.
  • A real estate agent will act as a buffer between you and the other party. When you have repair requests to make, or other issues, they will write them all down clearly and give them to the other party so that you don’t get overly stressed.
  • A real estate agent will be a calm negotiator in disputes over repairs and other sale requests.
  • A real estate agent will let you know about your city’s building codes, or whether you can run certain businesses out of your home. They will make sure you don’t end up with a house that doesn’t suit your needs.
  • Real estate agents keep detailed records, often for years after a transaction. This makes them a useful reference tool if there is a problem with the property down the line.
  • A real estate agent can recognise a problem before it becomes an issue, such as title disputes, making sure all the finances are in order, and keeping hired professionals on task.

Although it is possible to sell or buy your own home without the help of a real estate agent, it’s a good idea to hire one. This way, you have someone on your side who can take the stress out of what would be a very stressful situation
